        1.      Approval of the minutes of the meetings held January 4, 2010, January 25, 2010 and February 22, 2010.

        2.      Case #627A(F382) Resolutions:  Environmental Assessment Determination for property located at 36 Bush Avenue, Port Chester, NY, known and designated as Section 2, Block 51, Lot 24.

                Site Plan Application submitted by The Salvation Army for property located at 36 Bush Avenue, Port Chester, NY, known and designated as Section 2, Block 51, Lot 24, for renovation and enlargement of existing commercial/office building and related site improvements.  The action requires an approval for Special Exception Use under the current zoning.  The proposed use is as a Salvation Army Facility, which would include being used as a place of worship.  The Zoning Board of Appeals granted the necessary variances January 21, 2010.  At the meeting held February 22, 2010, the Public Hearing was closed and the Planning Consultant directed to draft a SEQR negative Declaration and site plan Resolutions.

        3.      Case #688(F251) Public Hearing Environmental Assessment Determination for property located at 6 Pearl Street a/k/a 181 Westchester Avenue, Port Chester, NY, known and designated as Section 142.22, Block 2, Lot 6.

                Site Plan application submitted by Pollo’s Al Carbon Los Gemelos, Inc. & CD’s Los Gemelos for property located at 6 Pearl Street a/k/a 181 Westchester Avenue, Port Chester, NY, known and designated as Section 142.22, Block 2, Lot 6, change of use from a factory into a restaurant.  The new usage of the space will have a new layout and electrical/mechanical design to suit the restaurant.  At the meeting held February 22, 2010, a Public Hearing was set for this evening.

        4.      Case #683(F2014) Environmental Assessment Determination for property located at 240 Westchester Avenue, Port Chester, NY, known and designated as Section 142.22, Block 1,
Lot 14.

                Site Plan Application submitted by 240 Westchester Avenue LLC for property located at 240 Westchester Avenue, Port Chester, NY, known and designated as Section 142.22, Block 1, Lot 14, to convert existing conforming beauty salon with accessory apartment to conforming dental office with accessory apartment.  At the meeting held November 30, 2009, the Public Hearing was held, closed and the application sent to the Zoning Board of Appeals with a positive recommendation.  At their meeting held February 18, 2010, the Zoning Board of Appeals granted the necessary variances.Planning Commission Agenda

        5.      Case #653(F4056) 19 Olivia Street, Port Chester, NY, known and designated as Section 142.037, Block 1, Lot 68.  Letter from J H Real Estate Group, LLC, dated March 9, 2010 requesting to file an amendment to the approved site plan in regards to a modification the site paving detail.

        6.      Case #690(F829) Subdivision Application submitted by Verizon New York Inc., for property located at 50 Broad Street, Port Chester, NY, known and designated as Section 142.22, Block 2, Lot 77, for a two lot subdivision in the C2 zoning district.  At the meeting held February 22, 2010, the matter was adjourned until this evening.

        7.      Case #687(F2833) Environmental Assessment Determination for property located at 406 King Street, Port Chester, NY, known and designated as Section 136.62, Block 1, Lot 4.

                Site Plan Application submitted by Port Chester Congregation of Jehovah’s Witnesses for property located at 406 King Street, Port Chester, NY, known and designated as Section 136.62, Block 1, Lot 4, for demolition of existing building and basement and rebuilt with an enlarged footprint without a basement.

        8.      Case #692(F3004) Environmental Assessment Determination for property located at 211 Irving Avenue, Port Chester, NY, known and designated as Section 142.22, Block 1, Lot 37.

                Site Plan Application submitted by Bagel Emporium for property located at 211 Irving Avenue, Port Chester, NY, known and designated as Section 142.22, Block 1, Lot 37, to install 11’6” diameter x 23’ high storage bin.

        9.      Case #695(F2966) Environmental Assessment Determination for property located at 20 Abendroth Avenue, Port Chester, NY, known and designated as Section 142.23, Block 2, Lot 25.

                Site Plan Application submitted by EJ Port Realty, LLC for property located at 20 Abendroth Avenue, Port Chester, NY, known and designated as Section 142.23, Block 2, Lot 25, for interior alterations for fit-up of food preparation/packaging area for adjacent gourmet food store.

        10.     Case 693(F4247) Environmental Assessment Determination for property located at 38-40 Beech Street, Port Chester, NY, known and designated as Section 142.47, Block 1, Lots 22 and 23.

                Site Plan Application submitted by Clay Art Center for property located at 38-40 Beech Street, Port Chester, NY, known and designated as Section 142.47, Block 1, Lots 22 and 23, for conversion of a woodworking shop into artist studios and classroom area.
